BAE Systems: Office Refurbishment, London

The brief:

As principal contractor Sweet Projects completed the BAE refurbishment to the existing offices, the Stirling Square works covered over eight levels, including a basement and lower ground floor.

While BAE Systems occupies three floors, the remaining levels were taken into account when validating the heating, chilled water, and ventilation flow rates that would affect the BAE floors.

The project entailed a complete redesign and reconstruction of all floors, encompassing HVAC systems, lighting replacements, and other essential components.

The building now stands as a modern and sophisticated structure, offering a comfortable and productive work environment for all its occupants.

Key challenges:

• Working in live environment occupied by the senior executive team
• Additional tenants and adjacent occupiers to consider, with reduced access opportunities
• Restricted access with significant delivery parking and storage constrictions

The solutions:

• Full category B design and refurbishment of technical offices, to support specialist technical staff migration and continuation of business as usual
• Staggered and prioritised just-in-time deliveries to overcome busy central London location
• Works undertaken in and out of normal working hours. and in staggered phases to minimise disruption to third-party tenant and other occupiers, as well as minimising overall time on site with key subcontractors
