The brief:
Design and construction for refurbishment of complete 2nd floor and zone D of 1st floor to create a dynamic office space. Works to 3rd floor plantroom M&E systems to complement refurbishment.
Works comprised stripping out of internal partitions and reprovision with new walls and doors; New HVAC and modifications to existing HVAC; LV distribution, small power, lighting, fire alarm and security systems; new data equipment room and data networks; new ceilings; replacement of damaged windows; decorations and furniture fit-out.
Key challenges:
- Working in live environment
- Fire compartmentation above existing stairwell, plantroom & toilet areas
- Existing staff to consider, with reduced access opportunities

- Category B Design & Refurbishment of offices, to support specialist technical staff migration and continuation of business as usual
- Staggered and prioritised just-in-time deliveries
- Select group of specialist contractors and Sweet Projects team for security clearance
